Information for Real Estate Agents: Sales & Leasing Applications
Artesia Naples Master Association processes all sale and lease applications digitally through Tenant Evaluation (TE) — a secure, paperless platform that streamlines the approval process for your buyers and tenants.
How to Apply:
The applicant (buyer or tenant) — not the current owner — creates the account and completes the application. Paper applications are no longer accepted. Applicants will need Artesia's community code, available from the management office, or they can scan the community QR code at the link above.
What Agents Need to Know
- Submit early. Applications must be completed and approved before closing or lease commencement. Please allow adequate processing time and build it into your contract dates.
- Application fee: $150 per application, paid by the applicant directly through the TE platform at the time of submission.
- Resale Capital Contribution: In addition to the application fee, every purchaser owes the Master Association a Resale Capital Contribution equal to one month of the current General Assessment for the unit, due at closing. This applies to all resale conveyances, including buyers who already own in Artesia. Contact the management office for the current amount for your unit type, and please ensure your title company includes it on the settlement statement.
- Sub-association requirements: Some neighborhoods within Artesia have their own condominium or homeowners association with separate application and fee requirements. Please verify with the management office whether your transaction requires a second application.
Leases & Rentals
- New leases (including all seasonal rentals) must be submitted through TE and require Board of Directors approval.
- Annual lease renewals — a continuation of an existing lease with no lapse or change in occupancy — do not go through TE. These are handled directly by the Seacrest Southwest Sales & Lease Department: csr@swpropmgt.com.
